The lakeside community of Columbia Ridge Country Estates
is located on the west bank of Columbia Lake, just a few
minutes south of Fairmont Hot Springs. It is a single-family
recreational subdivision. The large lots have mountain and
lake views, and all owners have access to the lakeside park,
swimming platform, green spaces and foothpaths. The community
water source is in place, as well as underground services,
to ensure that views are uncluttered and unimpeded. Architectural
guidelines apply to all owners to provide for investment
protection. Take a stroll on these properties, watch the
ever-changing hues of Columbia Lake, and imagine the rest,
relaxation, recreation and lifestyle afforded in this community.
Architectural Controls
A building scheme is in place to ensure that the quality of new
buildings meets the same standards of a high quality subdivision
and that property values are maintained. Standards include
a minimum of 1200 sq. ft. on the main floor with wood or similar
siding. All lots are zoned R-1, single family residential and
are some of the largest recreational home lots in the valley.
Building Commitment
To ensure the orderly development of the subdivision, a seven-year
building commitment from the date of purchase is applicable
to Colubia Ridge lots.
Community Association and Parks
All property owners automatically become members of the Columbia
Ridge Community Association. This association owns all the
parkland within the subdivision including beach access. There
are two lake access parks as well as a playground/picnic area.
Viewpoint lookouts and walking paths to the parks have been
incorporated into the design. A 200-acre crown land reserve
borders the south side of Columbia Ridge, ensuring the privacy
and protection of the surrounding area.
Utilities
Underground power is supplied by BC hydro and telephone services
are provided by Telus. Water is provided by Columbia Ridge
Waterworks Ltd. It is a fully automated system with a 106,000
gallon spring fed reservoir located below the rec center. Conduits
are in place for future cable service.
Roads
Roads are maintained by the Ministry of Transportation and Highways
on a year-round basis.
